As originally reported by The Business Journal, Fresno-based commercial real estate brokerage Visintainer Group completed the $23,325,000 sale of the multi-tenant portion of Vintner’s Square Shopping Center in Lodi, California.
The Central Valley retail investment was structured in two phases, including an $8.3 million sale of parcels occupied by Panera Bread and F&M Bank, and a $15.025 million sale of the remaining outparcel component (excluding In-N-Out). According to CoStar, the $15 million transaction represents the largest individual retail sale on record in Lodi and the city’s largest commercial real estate transaction since 2023.
The 49,356-square-foot shopping center was 97% occupied at closing and is located at the northwest corner of Lower Sacramento Road and Kettleman Lane—one of Lodi’s primary retail corridors anchored by Lowe’s. Tenants include Chili’s, AAA Insurance, The UPS Store, Round Table Pizza, and H&R Block.
“This transaction highlights the depth of demand for well-located, high-performing retail in Central Valley markets like Lodi. Even in a shifting capital environment, assets with strong tenancy and fundamentals continue to attract serious investor interest. Over the past several months, market activity has picked up, with increased competition and multiple offers on quality listings. There is clear conviction from investors willing to deploy capital into strong Central Valley assets,” said John Kourafas.
Visintainer Group represented the sellers, Geweke VIII, L.P. and Geweke Family Partnership Limited Partnership. Buyers included Lodi Exchange LLC and EP Winter Park LLC for the larger retail component, and F&M Bank for the smaller parcel.
This transaction marks the largest retail deal completed by a Central Valley-based brokerage firm in 2026. Since 2022, Visintainer Group has completed $32.8 million in Lodi commercial real estate transactions across four deals.
